The HUD-approved, FHA Manufactured Home Loan has been less affected
by the tightened standards.  In fact, FHA is the largest insurer of
manufactured home loans.

FHA Manufactured Home Loans are normally the best way to finance the
purchase or refinance of a manufactured home because of high loan-to-value
ratios (LTV)—
96.50% for purchase and 97.75% for a rate/term refinance.  
Cash out refinances
are available up to 85% LTV.  Typically, a minimum
FICO score of 620 is required, though there are additional factors that apply.   
FHA tends to look at the whole credit profile and the borrower’s ability to repay
the loan.  FHA is also more forgiving of credit problems in the borrower’s past.

FHA loans have less stringent credit requirements than conventional loans,
while conventional loans are still very attractive to high FICO buyers with
larger down payments.  To purchase with an FHA mortgage, a 3.5% down
payment is the minimum amount required,  and credit scores
do not have to be as high as for conventional loans.

To be eligible for this mobile home loan the following requirements must be met:

  • The home must have been built after June 15, 1976, and in conformance with the
    Federal Manufactured Home Construction and Safety Standards. (There will be a
    certification label to signify this.)

  • The loan must also cover the land that the manufactured home sits on, the
home must be on a permanent foundation, and cannot be located in a trailer
park or flood zone.

  • The manufactured home must have a visible certification label (HUD tag) attached        
    to each transportable unit of the home. Inspections must include an Engineer's
    Certification signed with a raised seal verifying foundation meets HUD'S guidelines.

  • The borrower's credit score must be a minimum of 620.
